Photography FAQ

Do I need to be at the shoot?

No, but I strongly recommend you be there at the start to provide access and get a good look at the state of the home to be sure it is ready to be photographed. De-cluttering the home is primarily the responsibility of the owner but frequently you will want to see for yourself how things look and make any changes prior to the start of shooting.

How long does it take to receive my photographs?

We will normally have your photographs back to you within a 24 hours period unless we are experiencing a heavy work load. We guarantee a 48 hours turn around time.

What if the weather is bad on the day of my shoot?

We will make a plan around rescheduling or editing the images

Do you retain the copyright to your images or are those transferred to me when I buy prints or digital images?

Yes, I retain the copyrights as is standard practice in the photography industry. However, my licensing agreement gives you wide latitude on what you can do with the images after you purchase a license to use them.

What type of real estate photography equipment do you use?

I use high end, professional grade Canon digital camera with a speedlight flashes and a variety of lenses that allow me to capture the property from any perspective.

How can I help prepare my home for a real estate photo shoot?

The neater and cleaner your home or business is, the better it will photograph. Always start with a good cleaning. But to help homeowners and Realtors prepare for the real estate photography I have prepared a check list of things you can do to really make the home photo ready.

Pre-Home Checklist

This list should help you prepare the property for the shoot and bring your listing out from the crowd:
Exterior :
Move vehicles from drive and away from the front of home.
Place trash barrels, and anything that is not attached to the home, in the Garage or out of sight.
Cut grass, and remove all weeds from cracks in concrete.
Clean windows and mirrors.
Remove the yard sign.
When possible, water the grass 4-5 hours prior to shooting- Even a brown lawn will look better.
Kitchen :
Remove any Calendars. – Calendars make a listing dated if it goes over 30 days.
Clear all counter tops. – No scrubbies, soap, knives or cutting boards.
Okay to leave 1-2 small appliances for size perception, but more than that can be distracting.
Clear the Refrigerator completely. – No magnets, pictures, lists etc…
Clean shiny appliances very well – Dirty appliances will look smudged with flash cameras.
Remove Trashcan from Kitchen.
General :
Open all drapes and blinds on windows with a good view. – An exception would be Baths and some Bedrooms.
For security, remove any expensive artwork and Firearms from view. Even if they are decorative.
Move/Remove any furniture that obstructs windows.
Turn all ceiling fans OFF. They will create a motion blur in your photo and even video.
Turn all inside lights ON. This will help balance the light in most areas.
Turn all Televisions OFF, and clean them very well.
Make Beds and Close Closets. If you showcase a closet, do so separately if possible.
Open doors between rooms to give an open feeling when possible.
Remove ALL evidence of pets.
Remove rugs from floors, especially from tile or wood floors.
Conceal Cords! Unplug them from the wall if needed. (Except lights)
Replace any burnt out light bulbs.
No shoes by doors or anywhere… Please place them in the closet.
Bathrooms :
Toilet lids should be down.
Clear the Counter-top from absolutely every item considered to be personal.
Remove cleaning brushes and trashcans.
Close Shower Curtains. If custom tiled bath, showcase with shower curtain half-open.
Remove Toilet Paper from Holder, or use a full roll. No partial Rolls please.
There are many other items to consider when preparing a home for Real Estate Photography, however by just following the above guidelines, your listing should stand out from the crowd. You only get one chance to make a first impression.

How long will it take to photography my property?

The amount of time required to properly photograph a home or commercial building can vary greatly. The biggest factor is the size of the property. As a general guideline plan on at least 1 hour. But many large homes and commercial or retail buildings can take up to four hours for photography. The time required for your photo shoot will be discussed at the time you book it.
